Coastal and lower Oba
A lower location may suit a buyer who values level walking routes and regular access to the seafront. Check the route from the actual building to the beach, crossings, noise, seasonal activity and whether the apartment’s orientation and surrounding buildings affect light or privacy.
Central Oba
Central streets can be practical for buyers who want groceries, cafés, pharmacies and local transport nearby. In return, traffic, delivery activity and commercial noise may vary considerably from one block to another. Visit both daytime and evening before deciding.
Upper Oba
Higher locations may appeal to buyers who prefer more distance from the coast road or want a hillside setting. Compare homes, not labels
Instead of relying on an area-wide price or rental claim, build a small comparison set of homes with the same essentials: net and gross area, age, floor, aspect, condition, communal facilities, monthly site management arrangements, parking, distance measured from the address, and title status. Ask what is included in the sale and request written clarification of any promised work, furniture or facilities.
For a resale home, inspect maintenance records where available and compare the apartment with the common areas, roof, façade, lifts and pool systems. For a new development, ask which features are contractual, what remains unfinished and who will manage the site after handover.
Buying and use checks
Before paying a reservation amount, have the title deed, any encumbrances, the building’s relevant records and the seller’s authority checked for the particular property.
