Oba, Alanya: Area Guide for Property Buyers

4 min read

A practical guide to comparing coastal, central and hillside homes in Oba, Alanya before you make an offer.

Oba can suit buyers who want a residential base close to Alanya’s urban services while still considering beach access, building type and daily walkability. The useful question is not whether Oba is “best”; it is which part of Oba matches how you expect to live, travel and use the home.

How Oba is laid out

Oba lies east of central Alanya and stretches from the coast toward higher ground. The lower, flatter streets tend to make everyday errands easier on foot. Central areas place shops and services closer together. Higher areas can offer a different outlook and more separation from the busiest streets, but usually make a car, taxi or local transport more relevant.

Tosmur lies east of Oba. Compare the exact address, daily routes, noise and beach access rather than relying on a neighbourhood label. Municipal planning document.

Choose the part of Oba that fits your routine

Coastal and lower Oba

A lower location may suit a buyer who values level walking routes and regular access to the seafront. Check the route from the actual building to the beach, crossings, noise, seasonal activity and whether the apartment’s orientation and surrounding buildings affect light or privacy.

Central Oba

Central streets can be practical for buyers who want groceries, cafés, pharmacies and local transport nearby. In return, traffic, delivery activity and commercial noise may vary considerably from one block to another. Visit both daytime and evening before deciding.

Upper Oba

Higher locations may appeal to buyers who prefer more distance from the coast road or want a hillside setting. Compare the slope, access road, parking, lift reliability, transport options and the real view from the specific floor. A sea view shown in a listing is not a permanent right unless the surrounding planning and parcel context have been checked.

Compare homes, not labels

Instead of relying on an area-wide price or rental claim, build a small comparison set of homes with the same essentials: net and gross area, age, floor, aspect, condition, communal facilities, monthly site management arrangements, parking, distance measured from the address, and title status. Ask what is included in the sale and request written clarification of any promised work, furniture or facilities.

For a resale home, inspect maintenance records where available and compare the apartment with the common areas, roof, façade, lifts and pool systems. For a new development, ask which features are contractual, what remains unfinished and who will manage the site after handover.

Buying and use checks

Before paying a reservation amount, have the title deed, any encumbrances, the building’s relevant records and the seller’s authority checked for the particular property. Restrictions for a foreign buyer depend on the buyer and parcel, so confirm them with the land registry rather than assuming a standard local process.

At title transfer, the statutory fee is 2% (20 per thousand) for each buyer and seller, calculated from the declared actual transfer consideration, which cannot be below the property tax value. Who bears a cost can be agreed between the parties; that agreement does not change the statutory allocation. Official title-fee explanation

If rental income is part of your decision, separate long-term use from tourism-purpose rental plans. For rentals of 100 days or less, a tourism rental permit is required; property-specific eligibility and conditions still need checking. Ministry guidance

A practical Oba viewing plan

Shortlist one lower, one central and one upper-Oba property that meet the same basic brief. Walk each route to the services you will actually use, inspect the building and apartment, then compare documents and recurring site costs on the same sheet. This makes the trade-off clear: convenience, setting and building condition matter more than a district-wide promise.
