Understand Mahmutlar’s coastal, central and hillside areas, then compare a specific home’s location, building records and rental plans before buying.

Mahmutlar at a glance

Mahmutlar is an east-Alanya residential district with a long coastal strip, a busy commercial spine around Barbaros Caddesi and residential streets that rise inland. It can suit buyers who want daily services close by, a beach-oriented routine and a choice of apartment buildings at different ages and elevations. It is not one uniform neighbourhood: the practical experience of a home changes considerably between the seafront, the central streets and the hillside.

Start with the lifestyle you will use most often. A coastal address may make beach walks and everyday errands easier, while an inland or elevated address can change walking routes, noise exposure, parking needs and the importance of a car. Do not treat a map pin, a sea-view photograph or a complex name as enough evidence; visit the exact street and building at the times you expect to use it.

Choosing an area within Mahmutlar

Coastal streets

The coastal streets is generally the most convenient for buyers who value short walks to the promenade, cafés and beach access. Check the actual pedestrian route, crossings, surrounding commercial activity and any seasonal noise from the specific apartment.

Central Mahmutlar

Around Barbaros Caddesi, shops, pharmacies, banks and food stores can be closer. This may work well for a car-light routine, but buyers should also assess delivery traffic, balcony privacy, parking and the condition of neighbouring buildings.

Upper Mahmutlar and the eastern edge

Higher streets and the direction of Kargıcak can offer a different balance of elevation, views and density. A view should be checked from the apartment itself and against nearby plots, planning context and the possibility of future construction. Compare homes, not headlines

A useful shortlist compares like with like. For each candidate, record the net and gross area stated in its documents, floor, orientation, view, walking route, building age, shared facilities, monthly site budget and outstanding site decisions. Ask to see the title deed information, habitation status where relevant, management records and evidence of any stated renovation or furnishing work.

If rental income is part of your decision, build your own operating scenario. List the expected use period, furnishing, cleaning, management, maintenance, vacancy, tax and insurance assumptions. Compare at least two conservative scenarios rather than relying on an advertised yield. Tourism-purpose rentals of 100 days or less require a permit; eligibility and conditions must be checked for the particular home before a rental plan is priced in. The Ministry guidance is here.

Purchase checks for foreign buyers

Before committing funds, confirm the buyer’s and parcel’s applicable acquisition restrictions with the Land Registry rather than assuming a separate military-clearance process or a fixed approval timeline. The current TKGM guidance should be read alongside the details of the actual property.

At transfer, the statutory title-deed fee is 2% (20 per thousand) for the buyer and 2% for the seller, calculated on the declared actual consideration, which cannot be below the property-tax value. A decision method that keeps the choice clear

Make a one-page comparison for each final candidate: location fit, building documents, recurring costs, repair needs, rental eligibility, financing or currency exposure, and your exit plan. Mark each point as confirmed by a document, confirmed during a visit, or still open. A home is ready for a purchase decision only when the open items are acceptable to you—not when its listing description is persuasive.

Alanya's nearest airport (GZP), 40 minutes from city center. Seasonal direct flights from 40+ European cities.

Harbor at the base of the castle peninsula. Boat tours depart daily. Restaurants line the waterfront.

Antalya Airport

Major international airport (AYT), 2 hours from Alanya. Year-round flights to all European capitals.
