A practical guide to comparing homes in Kestel, Alanya: beach access, daily routines, building checks and purchase questions.

Kestel is a coastal residential area on Alanya’s eastern side, between Oba and Mahmutlar. It can suit buyers who want to live close to the coast without choosing a larger commercial district. The key question is not whether Kestel is “better” than its neighbours, but whether a particular street, building and apartment support the routine you want.

What living in Kestel can feel like

Kestel combines apartment-led development near the coast with housing that rises towards the hillside. The D-400 corridor is an important dividing line when comparing homes: it affects walking routes, traffic exposure, noise and how easily you can reach shops, public transport and the beach.

A home nearer the coast may make beach access simpler, while a hillside home may offer a more open outlook or greater separation from through traffic. Neither is automatically the right choice. Visit the route between the apartment, the nearest grocery shop, the beach and the main road at the time of day you expect to use it.

Kestel’s local commercial offer may feel sufficient for some households and limited for others. Buyers who expect frequent restaurant choices, larger retail options or a busier social setting should also compare their everyday routes to Oba and Mahmutlar. Check these routes in person rather than relying on a map pin or an advertised walking distance.

Choosing the right part of Kestel

Near the coast

Coastal buildings can be attractive for buyers who prioritise a short route to the beach. Inspect the actual route, crossings, access points and any seasonal activity around the building. In a ground-floor or lower-floor apartment, check privacy, humidity, drainage and the condition of shared outdoor areas.

Around the D-400 corridor

Homes near the main road can offer convenient access to transport and daily services. In return, road noise, balcony use and pedestrian crossings may matter more. Visit during daytime and evening, with windows open and closed.

Hillside locations

Upper Kestel can appeal to buyers looking for more space or an elevated position. Confirm road gradients, parking, winter access, delivery access and the practicality of reaching shops without a car. A sea view should be assessed from the apartment itself and checked against nearby plots and planning context where relevant.

Property comparison: look beyond the listing

Kestel has apartments in residential complexes as well as some larger homes on higher ground. When comparing two properties, use the same checklist for each one:

  • Confirm the exact independent-unit location, floor, orientation and usable layout.
  • Ask for the title deed details and check for encumbrances and ownership information through the proper process.
  • Compare the building’s management, annual budget, maintenance record and outstanding common expenses.
  • Inspect shared facilities as they exist, not only as described in marketing material.
  • Check the condition of balconies, roof areas, exterior finishes, drainage, lifts and parking.
  • Clarify whether furniture, appliances, storage and parking are included in the written agreement.

Do not treat an advertised price, sea-view photograph or complex amenity list as evidence of value. Compare equivalent homes by condition, exact position, title status, ongoing costs and the work needed after completion.

Renting, citizenship and purchase costs

If rental income is part of your decision, separate a long-term rental plan from tourism-purpose rental. For homes rented for 100 days or less, the Ministry explains that a tourism-rental permit is required; property-specific eligibility and other conditions still need to be checked before relying on that use. A property purchase does not by itself establish eligibility for Turkish citizenship. The official real-estate route specifies at least USD 400,000 or its equivalent in foreign currency, a restriction against sale for at least three years, and determination by the relevant authority. The purchase price or asking price alone is not approval. Check the official citizenship guidance.

For title transfer, the official explanation states a 2% fee for the buyer and a separate 2% fee for the seller, calculated on the declared actual transfer consideration, which cannot be below the property tax value. A useful Kestel decision method

Shortlist homes only after defining your non-negotiables: maximum walking route, need for a car, building age and maintenance tolerance, floor preference, rental intention and post-purchase budget. Then revisit the final two or three properties using the same route and checklist. This keeps the choice focused on the home you can use comfortably, rather than a broad claim about the district.
