Kargicak suits buyers who want a quieter residential setting, more outdoor space and an elevated position above the coast. It is not the most practical choice for someone who wants to walk easily to shops, the beach or central Alanya every day. The right decision depends less on a district label than on the exact street, slope, building and your intended use of the home.

What Kargicak feels like

Kargicak lies on the eastern side of Alanya, between Mahmutlar and the Gazipaşa direction. Its built environment changes noticeably from the lower area near the coastal road to the higher slopes. Lower addresses can place apartments, local services and the coast within easier reach. Higher addresses often prioritise privacy, terraces and wider views, but daily errands usually require a car or a reliable transport plan.

The district includes apartment complexes, duplexes and detached villas. A sea view should be assessed from the actual property, not inferred from a map or a listing title. Check the orientation, neighbouring plots, planned construction, road access and whether the view remains open from the rooms and terrace you will use.

Choosing the right part of Kargicak

Lower Kargicak may suit buyers who want a shorter route to Mahmutlar’s shops and services. Ask how close the building is to the main road, whether traffic or construction noise reaches the apartment, and how the route works on foot.

The village and middle slopes can offer a more local, lower-density setting. Compare grocery access, parking, gradients and the condition of approach roads rather than assuming every address has the same convenience.

Upper Kargicak is often considered by villa buyers seeking space and separation from denser development. In return, check road maintenance, water pressure, mobile coverage, delivery access and how comfortable the drive feels after dark or in poor weather.

The Mahmutlar side can be useful for buyers who want Kargicak’s residential character while relying on nearby commercial services. Visit at the times you would normally shop, commute or go to the beach.

A practical viewing method

Use the same questions for each shortlisted home:

  1. Walk or drive the route from the property to the services you will use most.
  2. Stand in each main room and on the terrace; note sun, privacy, noise and the real view.
  3. Ask for the monthly management plan, current communal obligations and records of major building works.
  4. For a villa, compare the title-deed parcel, boundaries, access rights, zoning information and any shared infrastructure with the documents.
  5. Inspect the tapu, existing annotations or encumbrances, building permissions and occupancy status with appropriate independent professional support.

This method gives a more useful comparison than relying on advertised price per square metre or broad claims about a district’s future performance.

Renting or using the home seasonally

Do not assume ownership automatically permits short-stay tourism rentals. For rentals of 100 days or less, the Ministry explains that a tourism-rental permit requirement applies; eligibility and conditions must be checked for the particular property before marketing it for that use. For long-term or personal use, consider seasonal occupancy, building management, furnishing, utility arrangements and who can handle the property when you are away. These are property-specific operating questions, not evidence of rental demand or return.

Purchase checks that matter

Foreign-buyer restrictions can depend on both the buyer and the parcel, so confirm the applicable position with the land registry before committing. At transfer, the official explanation states a title-deed fee of 20 per thousand for the buyer and 20 per thousand for the seller, calculated on the declared actual consideration, which cannot be below the property tax value.
