Compare Istanbul districts with Mediterranean Turkey, assess a property listing, and understand key purchase checks for foreign buyers.

Istanbul suits buyers who want a large, year-round city rather than a Mediterranean resort lifestyle. It offers different neighbourhoods, transport patterns and housing types on both sides of the Bosphorus. The practical question is not which city is universally better; it is whether your daily routine, holding plan and property type fit Istanbul better than the Mediterranean coast.

Start with the lifestyle decision

Istanbul can suit a buyer who values city services, universities, business districts, ferries and a broad cultural calendar. In return, commuting, noise, building density and winter weather deserve real attention. Alanya and the wider Mediterranean coast may suit a buyer who prioritises a coastal routine and a smaller urban scale. Neither setting automatically produces a better investment outcome.

Before viewing homes, write down your intended use: primary home, occasional use, long-term tenancy or another permitted use. Then test each candidate against that use rather than comparing advertisements alone.

Districts: compare the street, not just the district name

  • Beyoğlu, Galata and Karaköy combine historic fabric, visitor activity and mixed-use streets. Check noise, building condition, management rules and the exact legal status of any renovation.
  • Beşiktaş, Levent and Maslak combine established neighbourhoods with business-oriented locations. A commute test at the relevant hours matters more than a map pin.
  • Kadıköy and Moda are often chosen for walkability, ferries and local amenities. Compare the building, parking, ferry access and the route to your regular destination.
  • Üsküdar and Çengelköy offer Bosphorus-side settings with varied street conditions. Waterfront proximity does not replace checks on title, access or maintenance.
  • Başakşehir, Bahçeşehir, Esenyurt, Beylikdüzü, Ataşehir and Ümraniye include many newer developments. Review site-management charges, occupied units, transport connections and the developer or building documentation for the specific property.

For any listing, ask for the title-deed details, independent explanation of encumbrances, building and occupancy records where relevant, and a written breakdown of every agreed payment. Compare like with like: net usable area, building age, floor, outlook, site costs, parking, transport route and legal records.

Rental and holding plans

Do not treat advertised rent, occupancy or resale potential as a forecast. Build a conservative scenario from comparable, verifiable long-term rental evidence and include vacancy, maintenance, management, tax and financing assumptions that apply to you.

Tourism-purpose rentals of 100 days or less require a permit; ownership alone is not permission to operate such a rental. Check the property-specific eligibility and conditions before making a purchase decision. Official ministry guidance

Foreign-buyer purchase checks

Confirm whether restrictions apply to the actual buyer and parcel with the land registry; do not rely on a generic claim about a separate clearance process or its timing. Parties and authorised representatives must provide the relevant identity and representation documents. TKGM FAQ

At title transfer, the official explanation states a statutory fee of 20 per thousand (2%) for the buyer and separately 20 per thousand (2%) for the seller, based on the declared actual consideration and not below the property-tax value. A property route to Turkish citizenship is not created by an asking price or payment alone. The stated threshold is at least USD 400,000 or equivalent foreign currency, with a restriction on sale for at least three years and determination by the competent authority. Official investment guidance

A decision method that stays useful

Shortlist two Istanbul districts and one Mediterranean alternative. Visit each address at the times you would actually use it, compare the same property criteria, obtain the same document set, and model your own holding costs and exit assumptions. That produces a more reliable decision than a city-wide price claim or a promised return.
