Hasbahce sits above the central Alanya area, with housing spread across sloping streets rather than a single flat commercial centre. Apartments, duplex homes and some villa-style residences can be found in different parts of the area. Elevation may create wider sea, city or mountain views, but a view advertised today should be checked from the actual balcony and common areas, not assumed from photographs or a map.

The same elevation shapes daily life. A car may make shopping, beach visits and school or healthcare trips simpler; buyers who do not plan to drive should walk the route from each candidate property and check public-transport stops and timetable suitability themselves. Lower streets may feel more connected to neighbouring urban services, while higher locations can place more emphasis on privacy and outlook. Neither is automatically better: it depends on how you plan to live in the property.

Do not compare Hasbahce properties by asking price alone. Make one written comparison for each home:

Documents and transaction checks

A property decision should be tied to the specific parcel and building. Check the title record, registered encumbrances, the building’s relevant permits and occupancy status where applicable, and whether the intended use matches the property and local rules. Foreign buyers should confirm restrictions that apply to their own nationality and the actual parcel with the land registry rather than relying on a general statement about the area.

At transfer, the official title-deed charge is set separately for buyer and seller at 20 per thousand (2%) of the declared actual transfer consideration; that amount cannot be below the property tax value. A property purchase does not itself guarantee residence permission or citizenship. The real-estate citizenship route includes a minimum of USD 400,000 or equivalent foreign currency, a no-sale restriction of at least three years and determination by the relevant authority; an asking price or purchase amount alone is not approval.
