A practical guide to comparing Antalya districts, property types and purchase checks without relying on unsupported market promises.

Antalya can suit buyers who want an urban Mediterranean base rather than a small resort setting. The city combines established residential districts, coastal areas, public services, universities, shopping and an international airport. That breadth can be useful, but it also makes district-by-district comparison essential: a property near a beach, a workplace, a school or the airport can offer very different daily routines.

Alanya Eiendom was founded in 2003, according to the company’s published history. Its role in an Antalya search should be practical: help a buyer compare a defined brief and obtain the documents needed for an independent decision.

Start with the area, not a headline price

Antalya is not one uniform property market. Konyaaltı and Lara are commonly considered by buyers who prioritise coastal access and city amenities. Muratpaşa offers a more central, established urban setting, including Kaleiçi and surrounding residential streets. Kepez may suit a buyer who values an inland city location, while Döşemealtı is often considered when outdoor space and lower-density surroundings matter. Aksu includes varied areas near the airport; address-level checks are especially important there.

Instead of assuming that one district is “better,” compare the same questions for each candidate address:

  • Can you walk the route you would actually use: groceries, transport, parking, beach or school?
  • What is the immediate setting: a completed street, an active construction area, a hotel zone or a residential block?
  • What does the title deed, building status and site-management information say about the specific unit?
  • Which costs are recurring, and which are tied to handover or transfer?

For a new-build home, ask for the approved plans, delivery terms, management arrangements and the legal status of the individual unit. For a resale home, inspect the condition, shared facilities, maintenance history and any obligations attached to the complex. Neither a listing description nor a neighbourhood label replaces those checks.

Buying and holding: points that need evidence

Foreign buyers should confirm eligibility for their nationality and the actual parcel with the land registry rather than relying on a general claim about restricted areas. The current TKGM guidance identifies identity documents for parties and representatives, a foreign buyer’s identity document or passport, and proof of representation where applicable. TKGM’s FAQ is a starting point; the transaction office and an independent adviser should confirm the documents for the planned transfer.

At title transfer, the official explanation states a statutory title-deed fee of 20 per thousand for the buyer and 20 per thousand for the seller, calculated from the declared actual transfer consideration, which cannot be below the property-tax value. Who ultimately bears a cost can be agreed contractually, but that agreement does not change the statutory allocation. See the Revenue Administration explanation.

If rental income is part of the plan, separate long-term letting from tourism-purpose letting. Rentals of 100 days or less require a tourism-rental permit under the relevant rules; ownership alone is not permission. Check the building, property and application conditions before modelling income. The Ministry guidance explains this permit framework.

A decision method for Antalya versus Alanya

Make a shortlist of no more than three addresses and score each against your own priorities: urban convenience, coastal routine, travel pattern, building type, rental plan and total cash commitment. Request the same document set and cost breakdown for every property. Then compare like with like: usable interior area, exact location, building status, management charges and permitted use.

Alanya and Antalya are distinct choices, not interchangeable labels. Antalya may fit a buyer who prefers a larger city environment; Alanya may fit someone whose daily life is centred on its own districts. A sound decision comes from the specific address and documents, not from a promise of future price growth or resale speed.
