Alanya Eiendom
Practical guide for property owners

Selling property in Turkey, with a clear plan.

Prepare the property, documents and sale conditions before a buyer is ready. This guide explains the practical decisions and the points that need official or independent verification.

Know what you are agreeing to sell.

The guide concerns residential sales in Turkey. Our seller enquiry service focuses on Alanya. Your ownership position, the buyer and the property determine which checks and documents are needed.

The practical steps

01

Choose your goal and sale route

Clarify your timing, expected outcome and willingness to market the property. For an Alanya home, discuss agency listing or a possible direct company purchase. The two routes do not promise the same price or result.

02

Review ownership and restrictions

Check registered ownership, co-owners, mortgages, annotations and representation powers. Tell your adviser about any tenant, inheritance issue or resale restriction. Resolve these questions before making a commitment on delivery.

03

Agree realistic pricing and service terms

Compare similar properties without treating every asking price as a completed sale. Agree the marketing scope, brokerage terms and responsibilities in writing. Keep a company purchase offer separate from a public asking price.

04

Prepare an accurate property presentation

Gather current photos, the layout, property features and site-charge information. Explain known defects and occupancy accurately. Agree access for viewings and avoid advertising details that have not been checked.

05

Assess offers and document the conditions

Consider the buyer's payment plan as well as the headline price. Record the unit, included furnishings, deposit and refund arrangements, completion conditions and handover date. Obtain independent review before signing.

06

Confirm documents and the cost breakdown

Prepare identity, property and municipality information, applicable insurance and any representation documents. Confirm requirements relating to a foreign buyer, and agree who pays each charge. Ask a tax adviser about your own position.

07

Coordinate payment and official registration

Confirm the official procedure, declared sale consideration and bank-payment arrangements. Verify receipt through your own bank rather than a buyer's screenshot. Agree the sequence of payment and signing with the appropriate professionals.

08

Complete handover and post-sale follow-up

Record keys, included items, meter readings and agreed outstanding charges. Keep the signed paperwork and payment evidence. Review tax reporting and any overseas obligations with an adviser, and arrange appropriate subscription changes.

Questions before you start

Questions before you start

Can I start selling while I am abroad?

Property presentation and discussions can begin remotely. Any representative must have authority accepted for the relevant transaction; confirm documents before relying on a remote completion.

What happens if the property has a tenant?

Disclose the tenancy and share the relevant agreement with your independent adviser. Do not promise vacant possession until the legal and practical position has been checked.

Will I pay tax on the sale?

Tax treatment depends on how and when the property was acquired, the seller's status and other circumstances. Ask an independent tax adviser to assess current Turkish rules and any obligations in your country of tax residence.

How long will the sale take?

There is no fixed period. Pricing, demand, documentation, the buyer's readiness and official scheduling all matter. Marketing a property does not guarantee a buyer or a completion date.
