What is a TAPU?

A title deed, or "tapu," is an official document proving ownership rights to a property. In Turkey, the tapu is issued by the General Directorate of Land Registry and Cadastre, showing who owns the property. The tapu proves that the property owner has full rights to the property and can perform transactions such as selling, renting, and transferring it.

The tapu document includes the following information:

  • Name of the property owner(s)

  • Location of the property (province, district, neighborhood)

  • Parcel and block numbers in the land registry

  • Type of property (land, building, apartment, etc.)

  • Area

  • Land registry information

  • Registration date and transactions

The tapu is the most important document in real estate transactions and must be officially conducted at the land registry offices. During the transfer of the tapu, the identities of the buyer and seller are verified, and the tapu fees are paid to complete the transaction.

Do I need to reside in Turkey after purchasing a property?

NO!

What is the average deposit? Can I pay in installments? Normally, the reservation fee is around €3,000 (approximately). If you are buying an installment house during construction, you pay 30%. This will be accepted during the purchase.

What is the general purchasing process in Turkey? After paying the reservation fee, Alanya Eiendom will ensure the tapu checks. A contract will be arranged between the seller and buyer, providing information about the completion date, payment plan, and terms and conditions. Once this is signed by all parties, the down payment is made. If required by your conditions, you can sign a Power of Attorney to finalize all necessary paperwork.

What documents are required? Your passport, tax number, and an address proof from your home country, such as a utility bill issued within the last three months, translated into Turkish.

What happens next? Alanya Eiendom will conduct checks. Following this, you (or with your Power of Attorney) will transfer the title deed in front of the land registry officer, and you will be registered as the official owner of the property. The property tax is paid at this stage and annually afterward.

Are there English-speaking and other language-speaking lawyers in Turkey? Yes, there are reputable lawyers and translators who speak English and other languages. Alanyaeiendom has its own lawyer.

Are there any ongoing taxes? There are property tax and environmental tax. However, these are relatively low, and AlanyaEiendom will inform you. These taxes vary annually based on inflation and are determined by the local municipality.

Can I insure my property? Alanya Eiendom will help you insure your property. It is mandatory, which is an advantage for the customer.

Can I rent my property? Yes, you can rent your property during the summer and winter seasons. You can expect a more reasonable return during the summer season. Many customers do this. Alanya Eiendom includes this in our service package, and we handle the rental process with your authorization.

How can I shop for my apartment? Alanya Eiendom offers packages for furniture, white goods, and other shopping needs. We can assist you with purchasing furniture and white goods. If you wish, when you come to Alanya, we can arrange for your groceries and drinks to be put in your refrigerator.

How does the cost of living compare to the UK/Europe? Fresh produce, vegetables, and fruits are very affordable in Turkey. You will find many products that are 50% cheaper than in Ireland or the UK. However, electrical items are comparable to those in the UK.

What is the governmental system in the country? Turkey has a democratically elected government, similar to Ireland/UK. Turkey is also one of NATO's five permanent members.
