The practical steps

Set your purpose and total budget

Decide whether the home is for living, holidays or investment. Budget beyond the price: transfer charges, insurance, translation, adviser and banking costs, plus ongoing site charges and maintenance.

Check whether you can buy the property

Foreign ownership is subject to nationality, location and other restrictions. Confirm eligibility for the specific buyer and property with the Land Registry before committing. Ownership and immigration permission are separate questions.

Review the property and the seller

Ask independent advisers to check registered ownership, restrictions, mortgages, building and occupancy information. For a project, review the construction stage and developer commitments. A listing or public parcel map is not a full title check.

Record the offer and deposit conditions

Identify the exact unit, price, included items, payment stages, delivery terms and any refund conditions. Have the documents independently reviewed before paying. A preliminary agreement alone does not transfer ownership.

Prepare the transaction documents

Confirm passport or identity, any required translations, tax identification, property details, applicable insurance and representation documents. A power of attorney issued abroad may need certification and translation acceptable to the receiving authority.

Plan bank transfers and currency paperwork

Agree the payment trail with the bank and seller. Ask whether a foreign-exchange purchase certificate, valuation or additional source-of-funds documents are required for your transaction. Confirm requirements before moving money.

Complete the official transfer

Follow the accepted official procedure and check the property details and declared consideration before signing. Use a qualified interpreter where required. Ownership transfer depends on registration, not merely a reservation document or key delivery.

Record handover and arrange the essentials

Agree key delivery, an inventory, meter readings and responsibility for outstanding bills. Arrange utilities and appropriate insurance. Furnishing or ongoing property care can be organised under a separate agreed scope.

Is a residence permit required before I buy?

The official investment guidance does not set a residence permit as a general precondition for purchasing property. Nationality and property restrictions still apply. Buying does not itself guarantee permission to reside.

Can I buy through a representative?

An appropriately authorised representative may act under a power of attorney. Confirm the required wording, certification and translation with the receiving authority and your independent adviser before issuing it.

Are valuation and currency documents always identical?

Do not assume one checklist fits every purchase. Ask the Land Registry and your bank to confirm the current requirements, including any valuation report or currency certificate, for the exact transaction.

How do I know the full cost?

Request an itemised breakdown of official charges, taxes where applicable, insurance, bank, translation and adviser costs. Confirm the payer and payment timing for each item before signing.
