Appoint legal advice independently

Choose a qualified adviser who acts for you independently of the seller, developer and sales intermediary. Agree in writing what will be checked, who will obtain official records and who will coordinate with the competent authorities; the review should assess risk, not promise an outcome.

Check ownership, authority and recorded restrictions

Ask your adviser to confirm the owner, the seller’s authority and the match between the property offered and the land-registry record. The written review should also address relevant registered rights, charges or restrictions and explain what must be resolved before transfer.

Coordinate valuation, payments and application evidence

Before signing or paying, obtain the current evidence list from official guidance, the competent authorities and your adviser. Assign responsibility for valuation records, contracts, payment evidence, receipts, translations and application documents so that the property and payment references remain consistent.
