How to Check Global Property Market Signals

A global market report can help you frame questions, but it cannot establish the value, costs or suitability of one Alanya home. Compare its scope with the records and condition of the specific property before relying on it.

Turn a market signal into a useful check

Start with the decision you need to make. For a home you will use yourself, layout, maintenance, legal status and day-to-day suitability may matter more than a broad market headline. For a rental plan, keep your own income-and-cost scenario separate from what a source has actually measured.

Then compare like with like. Listing prices are not completed transaction prices. A national average may not describe a particular district, building age, view, shared facilities or the condition of one apartment. A change expressed in one currency can also look different once the buyer's currency and the measurement date are considered.

For each signal, record:

• the geography, property type and sample behind it;
• the publication date and measurement period;
• whether it covers listings, completed sales, finance or construction;
• the currency basis, definition of the measure and later revisions.

Next, make a separate decision file for the individual home. Keep title-deed information, building records, shared costs, condition notes, contractual obligations and written answers to questions that affect your choice in that file. If local information cannot be compared using the same method, leave the conclusion open rather than filling the gap with an assumption.

This approach does not make the decision automatic. It helps identify what is known, what is only context, and which property-specific points still require verification before an offer or payment.
