What to Include in an Alanya Purchase Budget Before Making an Offer

Build a pre-offer worksheet that separates the agreed property price, statutory charges and variable post-purchase costs before you commit to an Alanya property.

What to Include in an Alanya Purchase Budget Before Making an Offer

An Alanya property purchase budget should be more than the price agreed with the seller. Before making an offer, separate the purchase price from statutory charges and variable service costs, then ask for dated calculations or quotations for every line that applies to the specific property and buyer.

This approach does not predict a final total. It gives you a clearer decision point: whether the property still fits your available funds after costs that are outside the headline asking price have been identified.

Build an Alanya property purchase budget in three parts

Use a worksheet with three columns: the item, the evidence you need, and the confirmed amount. Leave an amount blank until it is supported by a current document, calculation or written quotation.

Budget sectionIncludeEvidence to request before offering
Purchase priceProposed offer, reservation or payment-stage amount if applicableWritten offer terms and payment schedule
Statutory chargesCharges assessed by public institutions that apply to the transaction or ownershipCurrent calculation for the property and transaction structure
Variable service costsInsurance, translation, legal, valuation, banking, utility, property-care or other selected servicesScope, provider, currency, tax treatment and validity date of each quotation
ContingencyA buyer-controlled reserve for incomplete or changing quotationsYour own approved reserve amount

The useful number is not a generic percentage. It is the documented total for the property you are considering, plus a reserve for items that have not yet been confirmed.

Start with the property price and payment timing

Record the property price separately from every other cost. If a seller or developer proposes staged payments, write down each due date, currency and condition rather than treating the schedule as a single figure.

For a shortlist, compare each home on the same worksheet. The current Alanya Eiendom property listings can help you identify candidates, but the live listing should remain the reference point for changing availability and property details.

Treat statutory charges as property-specific checks

Do not copy a fee total from a general buying guide into an offer decision. Ask for a current, property-specific calculation and confirm which party is expected to pay each item under the proposed transaction terms.

Keep the supporting document beside the worksheet entry. For each charge, note:

  • the public institution or process involved;
  • the date of the calculation;
  • the stated currency and amount;
  • the property and transaction it relates to; and
  • whether the amount is confirmed, estimated or still under review.

This makes it easier to spot a missing assumption before you commit to a price.

Price compulsory earthquake insurance separately from broader cover

Insurance should not be entered as one unexplained number. Türkiye's Compulsory Earthquake Insurance is administered through DASK. Its published coverage information describes earthquake damage and certain related events, while also noting exclusions such as damage arising over time from a building's own defects. The policy limit and premium should therefore be checked for the particular property and current policy terms rather than assumed from another home. See DASK's guarantees and coverage information.

If you are considering additional home insurance, keep that quotation separate from DASK so you can compare what each policy covers and excludes.

Ask for service quotations with a defined scope

Variable costs become difficult to compare when the scope is vague. For every optional or buyer-selected service, request a written quotation that states what is included, what is excluded, the currency, applicable taxes if stated, and how long the quote remains valid.

This may include translation, independent professional advice, banking-related costs, utility arrangements, property care or insurance beyond compulsory cover. A quotation is not a legal or tax outcome; it is an input to review before making an offer.

A practical pre-offer check

Before you submit an offer, review the worksheet with these questions:

  1. Is the agreed property price recorded independently from all other costs?
  2. Does every statutory-charge line have a current, property-specific source?
  3. Does every service-cost line have a dated quotation and a defined scope?
  4. Are any amounts based on assumptions, and have those assumptions been marked clearly?
  5. Does the total of confirmed costs, plus your contingency reserve, still fit the funds you have allocated?

If a key amount is unknown, the safer next step is to obtain the missing calculation or quotation before treating the property as affordable.

Use the worksheet to compare a real shortlist

A worksheet is most valuable when it helps you compare two or three possible homes on the same basis. If you would like to discuss a shortlist or arrange a viewing around the budget questions that matter to you, you can contact Alanya Eiendom with the properties and assumptions you want to review.
