Alanya Property Purchase Costs: Evidence and Handover Checklist

A document-first checklist for purchase charges, VAT, DASK, complex dues and recurring records before buying in Alanya.

This is not a rate table or a tax forecast. It is a working file for a specific purchase: record each expected outlay, who requests it, who receives the payment, when it becomes due and which document will prove it.

Request a written transaction cost sheet

Before reserving or signing, require a sheet tied to the exact property and parties. Record who prepared it, its date and its assumptions. Keep estimates separate from confirmed invoices and official payment notices, and retain every revised version.

  • The item name and its cost category.
  • Who issues the invoice or receipt and who receives payment.
  • The event or transaction stage that triggers payment.
  • The official source, contract, quotation or other basis for the item.
  • Verification status, responsible person and proof of payment.

Separate items by their source

Taxes and public charges. Place land-registry items, applicable taxes and municipal items in the public category only after checking current instructions for the transaction. The official explanation of title-transfer fees states 20 per thousand (2%) for the buyer and separately 20 per thousand (2%) for the seller, based on the declared actual transfer consideration, which cannot be below the property tax value. An agreement that one party bears the other party's cost is contractual cost sharing; it does not change the statutory allocation. Private and commissioned services. List only services actually commissioned, such as legal support, sworn translation, valuation, banking, insurance or technical inspection. For each, record the provider, scope, invoice or receipt and payment time. Do not relabel a private service as a tax.

Complex dues and management records. Ask the seller or management for the current aidat budget, unit ledger, written balance statement, payment calendar and documented planned works. Record how the contract allocates any balance, deposit or handover-period charge without assuming a legal outcome.

Verify VAT for the specific supply

Assess VAT from the seller, invoice issuer, subject and timing of the supply, buyer status and documentary conditions. Before signing, request a written explanation for this transaction and check it against the current VAT legislation published by GİB. Do not assume that an exemption applies automatically.

Check DASK and other insurance

Confirm whether the unit is within DASK scope and what valid policy is needed for the intended land-registry step. Match the address, policyholder and validity. DASK states that policy checks occur during title-deed procedures; confirm transfer and renewal with the insurer and responsible office.

Purchase checkpoints

  • Before reservation: lock the cost-sheet version, service scope and open assumptions.
  • Before contract: compare the cost allocation with the contract, invoice names and agreed payment recipients.
  • Before title deed: recheck current TKGM instructions, official notices, bank references and DASK status.
  • At handover: collect invoices, receipts, policies, management and utility records, and flag every unresolved item.

Maintain records after purchase

Create an owner calendar for municipal and tax documents, policies and DASK renewal, aidat statements, utilities and future service invoices. Take dates and amounts from the actual documents, not from this guide.
